Here is what’s on the agenda for the next city of Greenville Planning Commission meeting on Aug. 1.
‘Baby’ Bi-Lo returns
The “Baby” Bi-Lo project is an upcoming mixed-used development coming to the former Bi-Lo location in Greenville’s North Main neighborhood at 505 N. Main St. The plan for the site includes roughly 300 residential units and commercial tenancy with a minimum 10% of residential units to be designated as affordable housing.
The plans were first presented during a project preview meeting on June 25, showing an intent to construct two buildings: one standing four stories, the other five.
The project is being brought before the commission to modify the site’s zoning designation from MX-2 and MX-3 (mixed-use two and three) to MX-5, which would accommodate the proposed heights.
Mosaic

The long-planned Mosaic Townes development is an upcoming mixed-use development in the West End Special Emphasis neighborhood along South Academy Street, North Calhoun Street, Perry Avenue and Ware Street.
The project went before the project preview board June 25 with updated plans for its 6.9 acres to include over 200 residential units, commercial and grocery space, underground parking, and residential amenities.
It will come before the planning commission to establish street names for two corridors within the development. The street intersecting Perry Avenue is proposed as Motley Way, while the other is proposed as Mosaic Drive, touching both the proposed Motley Way and North Calhoun Street.
The project will also offer affordable housing with 25% of its units planned to be economically accessible to those earning 40%, 60% and 80% of the area’s median income.
