The Greater Greenville Association of Realtors announced a 66.7% increase in active residential listings, from 2,187 listings on the multiple listing service on April 10, 2022, to 3,646 on April 10, 2023.
The average residential sales price has decreased 2.4% year over year from $472,742 in 2022 to $461,524 in 2023, and median residential sales prices had a slight drop from $339,000 to $338,774.
The average number of days on market has increased by 32.2% from 59 to 78.
GGAR also reported 1,107 homes were pending sale and 1,092 units were under contingency contract as of April 10.

NAR reports 2.4% decline in March home sales
The National Association of Realtors announced home sales decreased 2.4% in March 2023 when compared to February 2023.
NAR found a 22% decrease in home sales from March 2022 compared to March 2023.
NAR’s March 2023 home sales numbers by region include:
- Northeast — did not change
- Midwest — 5.5% decrease
- South — 1% decrease
- West — 3.5% decrease
“Home sales are trying to recover and are highly sensitive to changes in mortgage rates,” said Lawrence Yun, NAR chief economist. “Yet, at the same time, multiple offers on starter homes are quite common, implying more supply is needed to fully satisfy demand. It’s a unique housing market.”
