GGAR reports 3.3% increase in August residential listings
The Greater Greenville Association of Realtors announced a 3.3% increase in active residential listings, from 3,651 listings on the multiple listing service on Aug. 10, 2022, to 3,771 on Aug. 10, 2023.
The average residential sales price increased 4.1% year over year from $458,983 in 2022 to $477,638 in 2023. Median residential sales prices had a 2.6% increase from $340,000 to $348,999.
The average number of days on market has increased by 39.6% from 58 to 72.
GGAR also reported 1,188 homes were pending sale and 975 units were under contingency contract as of Aug. 10.
NAR reports 6.5% monthly mortgage increase, median home prices climb 3.6% in June
The National Association of Realtors’ Housing Affordability Index found monthly mortgage payments increased by 6.6% and the median home price rose by 3.6% nationwide in June.
NAR also reported housing affordability fell from 2022 to 2023 as the monthly mortgage payment climbed 12.1% and median family income rose by 4.2%.
When looking at the number of homebuyers who can afford a median-priced home by obtaining a 30-year fixed mortgage loan with a 20% down payment, NAR ranked each region by affordability:
- Midwest — most affordable
- South — second most affordable
- Northeast — second most unaffordable
- West — most unaffordable
